This two-storey family home has a total floor area of 298 m² and is located just outside Minsk, 3.5 km from the Minsk Ring Road, along the Navinki–Myadzyel route. It was built to an individual architectural design and commissioned in 2017.

This is not a standard off-the-shelf project: the layout, proportions and functional areas have been carefully designed for comfortable family life. The 0.25-hectare plot is fully landscaped, with lawns, ornamental planting, paved paths, a drainage system and a carefully designed entrance.
ARCHITECTURE
Feldhaus clinker facade
The architecture is a contemporary interpretation of the Belgian country-house tradition. Dark clinker façades, a graphite standing-seam roof and white timber elements create a restrained contrast. Tall window openings, a large arched window, terraces and a carefully designed entrance define the distinctive silhouette of the house.

The architecture relies on balanced proportions, high-quality materials and a coherent overall composition rather than excessive decoration. Large windows fill the interior with natural light and create a visual connection between the living spaces and the garden. The Feldhaus clinker façade gives the house texture and a sense of permanence, the Rheinzink titanium-zinc roof accentuates its silhouette, while the Siberian larch elements lend the exterior a lighter appearance.

The house is situated in the agrotown of Bolshyevik, in the nearest suburbs of Minsk, approximately 3.5 km from the Minsk Ring Road, along the Navinki–Myadzyel route. The location offers the benefits of country living while maintaining convenient access to Minsk.

Approximate journey times:
Minsk — Hero City monument: approximately 15–20 minutes
Minsk National Airport: approximately 35 minutes.

The Vyacha Reservoir is approximately 12 km from the house. A paved cycle path runs from Bolshyevik towards the reservoir.
THE PLOT
  • Before construction began, the plot was prepared and the ground level was raised using sand fill.

  • A drainage system with pipes and inspection chambers has been installed, and the site has been graded to provide the necessary falls for effective water run-off

  • The main utilities are connected: gas, electricity and mains water. Wastewater treatment is autonomous
The house stands on a landscaped 0.25-hectare plot. The grounds include lawns, ornamental planting, coloured concrete paving and a network of access and connecting paths.
ENGINEERING SYSTEMS
The house is equipped with engineering systems designed for permanent, year-round occupation.
The heating system is based on a Viessmann Vitodens 100 gas boiler. The house has Kermi radiators and hydronic underfloor heating. ZONT automation enables remote monitoring and temperature control via the internet.
The house is connected to the mains water supply. It is equipped with a Honeywell / Canature water filtration and iron-removal system, a Grundfos pressure booster pump and a reverse-osmosis system supplying drinking water in the kitchen
Domestic hot water is provided by a 200-litre Huch EnTEC cylinder. The system includes hot-water recirculation.
The house is connected to the Beltelecom network. The Wi-Fi network uses MikroTik equipment.
The allocated electrical capacity is 15 kW with a three-phase supply. An electric vehicle charging point has already been installed.
The autonomous wastewater system is based on a TOPAS biological treatment plant designed for four occupants.
STRUCTURE AND MATERIALS
The house was designed and built as a substantial permanent home for year-round occupation. The foundation structure was developed with reference to the results of engineering and geological surveys.
The foundations comprise bored cast-in-place piles, a monolithic reinforced-concrete grillage and an insulated ground-floor slab. The necessary utilities were incorporated into the slab during construction, together with the hydronic underfloor heating system.

The external walls are constructed from 300 mm expanded-clay concrete blocks, insulated with 150 mm of mineral wool and clad with Feldhaus clinker tiles.
The internal walls are built from ceramic brick, while the intermediate floors are formed from reinforced-concrete slabs. The standing-seam roof is made from 1 mm Rheinzink titanium-zinc. The windows use Alumin Techno aluminium profiles with Stublina hardware.
The roof is made using the folded seam technology from Rheinzink titanium-zinc with a thickness of 1 mm.

The exterior walls are made of 300 mm thick expanded clay concrete, insulated with 150 mm of rock wool, and faced with Feldhaus clinker tiles.
The plot is approximately 0.25 hectares, with a lawn, ornamental plantings, paving, a drainage system and an elegant entrance area.
